Rental Agreement

PREMISES
A. Studio Owner rents to Renter the following described real property, known as the “Studio premises” along with the improvements not including the “newborn” side of the premises.
Suite 605 containing approximately 1880 square feet of rentable area at 605 S Lake Dallas Drive in Lake Dallas, Denton County, Texas. The rental area of the membership premises may not equal the actual usable area within the membership premises and may include an allocation of common areas in the building in which the membership premises are located.

SPECIAL PROVISIONS
A. Renter will not sell, rent, or gift their own hours to other photographers, family members, or friends. Rental hours are to be used by the renter purchasing and signing the agreement only.
B. PL Studio, Purple Lilies Photography LLC, and Noelia Cornell are not liable for damages to personal property, membership premises, your person, or other parties during your rental hours or time on studio premises
C. Renter must comply with all studio Guidelines, as outlined in the Studio Guidelines below
D. All times to be used at the studio premises must be scheduled through the scheduling link.
E. Renter’s clients will have access to snacks, mini fridge, and coffee as reasonable for accommodation during sessions, they are not for taking home for clients or members.

USE AND HOURS
A. Renter may not use the studio premises in any manner or at any time that conflicts with the permitted use and time
B. Renter will comply with:
a. All of the terms in the Studio Guide
b. All laws, ordinances, and governmental orders and regulations that relate to the occupancy and use of the membership premises

STUDIO GUIDELINES
1. You will have access to all of the amenities inside the studio with the exception of the newborn corner of the studio and it’s accommodations (beanbag, headbands, blankets, wraps, bonnets, backdrops). Please do not touch anything in the newborn corner. Do not allow your clients in the newborn area unless they are using the changing table
2. Do not let kids or adults sit on the newborn bean bag
3. Only use main door to go in and out of the studio. Secondary door must remain locked at all times.
4. You are able to move couches, beds, and props around as you wish to enhance your rental. Please put everything back as you found it before you leave.
5. There is absolutely no jumping on the bed, or any furniture in the studio
6. Do not tack, screw, or nail anything in walls or wooden backdrop, or any other furnishings. If you need to hang something up please use command hooks and make sure to take them down before you leave.
7. Cameras only face the exit doors and newborn side of the studio. Your clients, and you, can rest assured that they are not being recorded during their session
8. While our maternity gowns are on display, you are only able to access them if you paid for the gown rental add on when you booked your rental. If renting gowns from our closet, please make sure to let me know which ones were used so they can be cleaned
9. Clean after yourself. Make sure the bathroom is clean before you leave, and take the bathroom and waiting area trash out, as well as replace the trash bags with liners under the sink. There is a vacuum for you to vacuum the floors, please also empty it out after use.
10. Refill toilet paper and paper towels if necessary. These can be found under the sink
11. Do not put the thermostat lower than 70 for AC, or heat higher than 75. You can adjust the temperature by gently gliding your finger on the rim of the thermostat (it is touch sensitive) Do not try to physically move the rim as this will pop the thermostat off the wall.
12. Pets are allowed in the studio as long as they are flea free and non-aggressive. But please do not let pets on any furniture, including the bed. Any damage caused by pets allowed on premises will be your responsibility
13. All cleaning supplies are under the sink in the bathroom and the left side cabinet on the buffet table. Make sure to wipe down all areas you have used, and spray Lysol on areas that cannot be wiped down.
14. Make sure you are scheduling enough time to set up and clean up. Please email me at purple.lilies@outlook.com if you need to add extra time to your rental. Time used passed your rental will be invoiced to your card on file.
15. If studio is not cleaned after your session, there will be a $60 cleaning fee charged to your card on file
16. You agree to pay for any broken furniture and/or props or damage repair, which will be billed to your card on file. You are also required to let PL Studio know of any damage that happened during your rental BEFORE you leave the studio.
17. Please only change baby on changing mat/table. Do not let parents change baby's diaper on any other furniture piece, including the bean bag
18. We have live plants in the studio, which are on a strict watering schedule. Please do not water the plants.
19. Cancellations can only be done 24 hours or more before your scheduled rental. There will be no refunds.

ENTERING STUDIO

There is a lockbox attached to the handle of the main door of the studio which contains the key to unlock the door. You will be emailed a link to an invitation for the lockbox app "Master Lock Vault Home" the Monday before your rental. Please follow the instructions below-

- The link will prompt you to download the app where you will register your account, and then allow you access to the lockbox for your rental time.
- You will be given the option to open the lockbox via bluetooth, or using a temporary number key. If you have a bluetooth device, make sure your bluetooth is turned on, press any number on the lockbox keypad, this will wake up the lockbox. It will then sense your bluetooth device and unlock the lockbox. You can also click on the key button on the app to unlock it if it doesn't immediately sense your bluetooth device. You will be able to hear the lock unlock and the ring around the round button will turn green. Pull hard by the flaps on the top side of the lockbox to open. Retrieve the key, unlock the door, PUT THE KEY BACK IN THE LOCK BOX AND LOCK IT BACK UP.
- If you would prefer not to use your Bluetooth, you can use the temporary access key code found in the app. You do not have to wake up the lockbox for this. Just enter the number code on the keypad. Once entered, the ring on the round button will turn green and the lockbox will unlock. Pull hard by the flaps on the top side of the lockbox to open. Retrieve the key, unlock the door, put the key back, and close the lock box.
- The Round Button is a clear all button. If you are entering a number key and enter it wrong, press the round button to clear your entry. Once the round button turns off, you can enter your key number again
- You will have 11 seconds from the time the lockbox unlocks before it locks back up automatically. You will not be able to close the lockbox if it locks while opened. If the lockbox locks before you are able to close it, simply enter your code again to unlock it or use your app to unlock it, then close it.
- Make sure you are closing the lockbox correctly and making sure the tether is all the way inside the lockbox before closing it. Pull on the top flaps once it locks to make sure it is closed and locked.
-Follow the above instructions to lock up the studio when you leave. Failure to lock up/make sure the door is locked/make sure the lockbox is locked will result in possible ban from the studio and possible cancelation of future rentals.
-Your key/code is only active during your rental times. It will not open earlier, nor will it work past your rental time. Please make sure you are entering and leaving the studio on time. Expired codes and late departures from the studio will be charged to your card on file for the extra time.
-You cannot share your code with any clients, friends, family, or other photographers. You, as the renter, are solely responsible for the code you are given and can be the only one to use it. Failure to follow this rule will result in an indefinite ban from the studio, and future rental cancelations with no refund.

I will not be available to answer any questions during your rental time. Please refer to these instructions if you are having trouble.

FEES
Late departure 15 minutes or less past your rental time- $35
Late departure more than 15 minutes past your rental time - $70
Cleaning fee- $60
Damaged/Missing key- $350
Damaged Props/Sets- $500-$5000
Non emergency call fee- $70

These fees will be charged to your card on file if guidelines are not followed.

REPRESENTATION
Any person who is prevailing party in any legal proceeding brought under or related to the transaction described in this sublease is entitled to recover prejudgment interest, reasonable attorney’s fees, and all other costs of litigation from the prevailing party.
